GENERAL RULES
We kindly remind all our guests that our property is not a hotel, but a Bed & Breakfast. The atmosphere and the type of stay we offer are therefore informal and family-oriented, although we carry out our work with the utmost care, professionalism, and dedication.
We do not offer apartments, but private rooms only. Therefore, there are no guest kitchens available, as the kitchen is strictly reserved for staff use. However, with prior authorization, guests may consume takeaway meals in the common dining area in case of unexpected situations or genuine necessity.
Please note that there is no reception desk or bar service on the property.
DOCUMENTS
All guests must present a valid ID or passport upon arrival, in accordance with Italian law regarding the registration and communication of guests’ details to the local authorities.
Guests under the age of 18 must be accompanied by a parent or legal guardian during their stay. If a minor is accompanied by an adult other than a parent or legal guardian, a signed authorization letter from the parent or guardian must be provided.
CHECK-IN & CHECK-OUT TIMES
Check-in: 3:00 PM – 7:00 PM
Check-out: no later than 11:00 AM
Breakfast: 8:00 AM – 10:00 AM
Check-ins are carried out in person. Self check-in is not available.
Check-ins after 8:30 PM will not be accepted, except in the case of demonstrable unforeseen circumstances (such as cancelled flights or trains) or special situations previously agreed upon with the property. If the delay is due to the guest’s negligence, an additional fee of €10.00 per hour of delay will be charged.
Daily room cleaning takes place between 10:30 AM and 12:15 PM. If the room is not vacated within this time frame, cleaning service will not be provided.
GUEST CONDUCT
Smoking is not allowed inside the property.
Guests are kindly asked to respect quiet hours in order to ensure a pleasant stay for everyone.
Pets must always be kept on a leash.
It is not permitted to allow additional visitors into the property without prior agreement with the staff.
The kitchen located in the common area is reserved exclusively for staff use.
In the event of damage to the property or furnishings, guests will be required to reimburse the cost of repairs or replacement.
BOOKING & CANCELLATION POLICY
At the time of booking, a deposit equal to 30% of the total stay is required. The deposit is refundable up to two weeks before arrival. In the event of cancellation after this deadline, the deposit will be retained without exceptions.
A 10% discount is applied to stays longer than 6 nights.
For international bank transfers, any refund fees or bank charges are the responsibility of the guest. Refunds are processed exclusively to the original payment method or bank account used for the reservation.
Stays longer than 28 consecutive nights are not permitted.
